The Napa real estate market has shifted in favor of buyers over the past six months, creating both challenges and opportunities depending on your goals.

Inventory Is Up

There is currently more than six months of housing inventory on the market. In general, this indicates a buyer-friendly market, where purchasers have more choices and less urgency to make quick decisions.

Homes Are Taking Longer to Sell

The median time on market is now approximately two months. Sellers should be prepared for a longer marketing period than we experienced during the fast-paced market of recent years.

Fewer Homes Are Going Pending

Only about 7% of active listings are currently in contract. This means competition among sellers is high, and homes that are not priced and presented strategically may sit on the market.

Buyers Are Negotiating More Aggressively

Most homes are selling below their original asking prices. Buyers have greater negotiating power and are often securing price reductions and favorable terms.
